The Full Remodel: The layout stays, but the wet area comes down to the studs. We rebuild the tub or shower on a waterproof board system, install new tile walls and floor, replace the shower valve and trim, and put in a new vanity, toilet, lighting and fan. Electrical gets updated, everything gets painted, and a contingency covers what we find behind the walls. Add upgrades on the left to see how they move the number.

What it's worth when you sell

Midrange bathroom remodel · about Tier 2

81%

of a $22,995 average cost recovered at resale in our region.

A standard bathroom remodel pays back most of what you put in.

National remodeling data for the West South Central region — Arkansas, Oklahoma, Texas and Louisiana, including Fayetteville — puts a midrange bathroom remodel near the top of the list for value returned at resale. If you might sell in the next few years, a Tier 2 remodel gets you the most back. Tier 3 makes sense when you're staying and want the room built around how you live.

What drives the price

01

Where the plumbing goes

Leaving fixtures where they are saves more than any other choice. On a slab foundation, moving a drain means cutting and re-pouring concrete — that single change is what most often pushes a Tier 2 bathroom into the $30,000s.

02

Square feet of tile

A tub surround is about 45 SF of wall tile. A walk-in shower runs 90–140 SF, and tile labor is priced per square foot. Small formats, herringbone, mosaic bands and niches add hours, not just material.

03

Your selections

In our own proposals, a 48" vanity ran about $1,780 installed, while a 9-ft double vanity with a stone top ran about $6,030. Fixtures and tile are priced as written allowances so you can see the difference before you choose.

04

What's behind the walls

Old leaks, soft subfloor and wiring problems only show up after demo — and they show up regularly in older Fayetteville, Springdale and Rogers homes. That's why every remodel carries its own contingency line.

05

Waterproofing and ventilation

The parts nobody photographs decide whether the remodel lasts. A proper pan and wall waterproofing system plus a correctly sized, correctly vented fan belong in every bathroom estimate.

06

Structure and permits

Rogers requires permits for structural, plumbing and electrical work, and a Tier 3 project always needs them. Upgrades that cut concrete or open structure include a contingency, because that's where surprises turn up.

What's in every Right Hand Home price

Some quotes look cheaper because they leave these out.

Allowances in plain dollars

Tile, vanity and fixtures are priced as allowances — a $500 toilet allowance, for example. Choose something above it and we price the difference as a change before anything is ordered.

A visible contingency

Hidden conditions get their own line on the budget, so nothing gets quietly tucked into labor.

Design help

Full remodels include a design budget for layout and selections.

Demo, protection, haul-off

Site protection, debris removal, dumpster and dump fees are in the price.

About online estimates. Cost calculators quote Bentonville bathrooms anywhere from about $3,000 to $14,000 — a range that lumps quick updates in with full remodels. Whatever number you're comparing, ask what it includes: waterproofing, contingency, haul-off, and who pulls the permits.

The three tiers

It's mostly not about how big the room is — it's about how much you change. Size is a second-tier cost driver.

The biggest jump in price comes when the sink, tub, or toilet moves to a new spot.

Tier 1

The Refresh

A light freshen-up that keeps everything where it is

$2,000 – $15,000

Keep the layout, tub and shower exactly where they are, then update the surfaces, fixtures and finishes. Walls get fresh paint and texture matching, the vanity, toilet, lighting and exhaust fan are swapped out, and a new tile floor goes down. It is the fastest way to make a dated bathroom feel brand new without touching the plumbing behind the walls.

  • Layout, tub and shower stay in the same place
  • Vanity, toilet, lighting, fan and floor tile are replaced
  • Done in days to about a week and a half
  • Paint walls and ceiling, patch and texture-match
  • New toilet, lighting and exhaust fan
  • Replace the vanity, top and faucet
  • New tile floor (a typical hall bath is about 36 SF)
  • Remove old wainscot tile, reset mirrors and trim

Tier 2

The Full Remodel

Everything new, without moving the walls or drains

$15,000 – $30,000+

The layout stays, but the wet area comes down to the studs. We rebuild the tub or shower on a waterproof board system, install new tile walls and floor, replace the shower valve and trim, and put in a new vanity, toilet, lighting and fan. Electrical gets updated, everything gets painted, and a contingency covers what we find behind the walls.

  • Layout stays; walls and drains do not move
  • Tub or shower is rebuilt to the studs with waterproof backing
  • New tile, fixtures, electrical and paint — about 2–3 weeks
  • New tub, or convert the tub to a walk-in tile shower
  • Tile walls over a waterproof board system (Schluter Kerdi-Board)
  • New shower valve and trim, floor tile, vanity, toilet
  • Electrical updates, sconces, vent fan, full paint
  • Design budget and a hidden-conditions contingency

Tier 3

The Transformation

New primary suite, or an in-depth remodel of a large primary bathroom

$50,000 – $125,000

This is where the room is reimagined. Plumbing moves through the slab, walls are reframed or removed with engineered headers, and the space is rebuilt as a true primary suite. Expect a walk-in or curbless shower with bench, niche and frameless glass, a double vanity, freestanding tub and heated floor toward the top of the range, plus permits, new circuits and recessed lighting throughout.

  • New layout: fixtures move, walls change, structure opens up
  • Plumbing relocated through the slab with a full new rough-in
  • Walk-in shower, double vanity, freestanding tub, heated floor — 6–10 weeks plus design
  • Plumbing relocated through the slab, with a full new rough-in
  • Walls reframed, removed or carried on an engineered header
  • Walk-in or curbless shower, bench, niche, frameless glass
  • Double vanity; freestanding tub and heated floor toward the top of the range
  • New circuits, recessed lighting and trade permits
